According to Section 3(a) of the Land Acquisition Act, 1894, the term "land" includes:-

Only the surface of the land.

Only the buildings constructed on the land.

Benefits to arise out of land, and things attached to the earth or permanently fastened to anything attached to the earth.

Only the minerals beneath the surface of the land.
